You want your parents to be comfortable, safe, and financially secure in their "forever home," but you also want to respect their independence and the legacy they’ve built.

Instead of saying, "You should get a reverse mortgage to pay for your expenses," try asking open-ended, empathetic questions:

  • "Mom and Dad, are you as comfortable here as you’d like to be?"

  • "Is there anything around the house that needs fixing or would make life easier, like a walk-in shower or a ramp?"

  • "Are you able to do the things you enjoy, or do you feel like you’re having to cut back on things like travel or seeing the grandkids?"

By focusing on their well-being, you’re showing them that this isn’t about their money: it’s about their happiness. In my 44 years in this industry, I’ve often said that a prescription prior to a diagnosis is malpractice. Similarly, choosing a loan program prior to analysis and diagnosis is loan malpractice.

Before deciding that a reverse mortgage is the answer, we need to look at the whole picture. Is their current home still the right fit? Are there other debts weighing them down? 3. Involve the Whole Family Early

One of the biggest mistakes families make is keeping the reverse mortgage a secret from siblings or other stakeholders. Secrets lead to resentment. We highly recommend a reverse mortgage family discussion where everyone is on the same page.

  • Misunderstandings are cleared up: Siblings often worry the bank "takes the house" (they don’t!).

  • Support is unified: When the whole family understands how the loan works, they can all support the parents' decision to stay in their home.

  • Inheritance expectations are managed: It’s better to talk about the use of home equity now than to have a surprise later.

4. Explaining the "Safety Net": The Growing Line of Credit

One of the most powerful features of a modern reverse mortgage (specifically the HECM, or Home Equity Conversion Mortgage) is the growing line of credit. For adult children, this is often the most reassuring part of the plan.

Unlike a traditional HELOC (Home Equity Line of Credit), which can be frozen by a bank if the market dips or your income changes, a reverse mortgage line of credit is guaranteed to grow over time, regardless of the home’s value.

  • It’s a safety net for healthcare: If a parent suddenly needs in-home care or a specialized medical procedure, the funds are already there, waiting.

  • It provides peace of mind: Knowing there is a pool of tax-free funds that actually increases in size gives both the parents and the children a massive sense of security.

5. Addressing the "Inheritance Elephant" and Non-Recourse Protection

Many adult children hesitate to bring up a reverse mortgage because they don't want to seem like they are "taking their inheritance." On the flip side, parents might worry about leaving their children with a debt they can't pay.

Here is the truth you need to share:

  • Non-Recourse Protection: A reverse mortgage is a "non-recourse" loan. This means that neither the parents nor the heirs will ever owe more than the home is worth at the time of sale. If the loan balance is $400k but the home only sells for $350k, the bank takes the loss: not the family. Your personal assets are 100% safe.

  • Equity belongs to the family: Any equity left over after the loan is paid off belongs to the heirs. A reverse mortgage doesn't "take" the home; it simply uses a portion of the equity to fund the parents' lives today.
